Residential marketing fills a summer. Commercial and repeat accounts fill a year. Property managers, HOA boards, apartment complexes, general contractors, and realtors who need a house painted before listing all buy painting on a schedule, and almost none of them are reachable through a Google ad. They are reachable by phone, and virtually nobody in this trade calls them.
The mistake is calling with a pitch. Property managers get pitched daily and hang up on the second sentence. What works is a short, specific ask: we paint 40 to 60 units a year in this area, who handles your turn work, and can I send over a two-page capabilities sheet.
Two weeks of consistent dialing typically produces four to ten conversations with an actual decision maker and one to three walkthrough appointments on the calendar. Commercial cycles are slow, so judge the first month on meetings booked, not contracts signed.
